The inspection · Section 04 of 16

Foundation & structure

The bones of the house: foundation, structure and crawlspace. I look for wood in contact with soil, moisture, and any sign of movement or deterioration.

What I inspect

The bones of the house: structure, foundation and crawlspace.

Examined means I looked at it closely, and the report notes anything I couldn’t reach. Tested means I ran it, using the home’s own controls.

Examined

  • Wood in contact with or near soil
  • Signs of moisture or condensation
  • Signs of movement, deterioration or damage

What gets flagged

From real foundation reports

Comments pulled straight from my reports, with addresses removed. Repairs are flagged in red, just like in the report. Written for a buyer, not a lawyer.

RepairJoists

Floor joists cut into, weakening them

Two visible joists in the basement mechanical room have been improperly notched (structural integrity of the joists has been compromised). Recommend repairs via qualified contractor for safety (may need to be sistered to add rigidity).

RepairFoundation Walls

Cracked foundation walls with past water entry

Limited access to view the poured concrete foundation walls due to partial build-out and clutter, but did note multiple cracks, some with efflorescence and signs of previous hydro-static moisture intrusion (visible in the mechanical room). Recommend further evaluation via qualified foundation/waterproofing contractor to determine the scope of repairs needed to limit future moisture intrusion issues and further deterioration (at a minimum a proper injection can be used to seal the cracks).

RepairFoundation Walls

Cracked foundation walls

There were multiple cracks visible in the poured concrete foundation walls (1 in the front left corner showed signs of previous hydro-static moisture intrusion). Recommend further evaluation via qualified foundation/water-proofing contractor to determine the scope of repairs needed to limit future moisture intrusion issues and further deterioration (at a minimum a proper injection can be used to seal the cracks).

RepairFoundation Wall Condition

Crack in the foundation wall

There was a crack visible in the foundation wall in the mechanical room (to the left of the window, no signs of active moisture intrusion at time of the inspection). Recommend repair (properly sealed) via qualified waterproofing contractor to limit potential future moisture intrusion issues.

RepairStructural Beams & Posts

Beam posts not properly fastened or footed

The visible approx. 6x8 wood beam appeared to be in generally serviceable condition, but the steel & wood posts to support the beam were not properly installed (current building standards require bolts securing the posts to the beam and for the posts to be set on concrete footers. Recommend further evaluation via qualified structural contractor to determine repairs needed for safety.
