What gets flagged
From real kitchen reports
Comments pulled straight from my reports, with addresses removed. Repairs are flagged in red, just like in the report. Written for a buyer, not a lawyer.
UpgradeRange Hood Exhaust Duct
Flexible range hood duct (grease fire risk)
The exhaust duct installed on the vent hood was a flexible foil duct (flexible ducts are more likely to accumulate grease than a smooth metal ducting which can be a potential fire hazard). Recommend replacing the flexible foil duct with a UL-approved, 6" smooth metal exhaust duct sealed with proper listed foil tape via qualified contractor for added safety.
RepairElectrical Outlets
No GFCI protection on the outlet under the sink
The electrical outlet under the kitchen sink did not have Ground Fault Circuit Interrupter (GFCI) protection. Current generally accepted safe building standards are for the dishwasher/disposer outlets to be GFCI protected (was not required when the property was built). Recommend repair via qualified electrical contractor for added safety.
RepairGas Range
Range missing its anti-tip bracket
The range was missing a proper anti-tip strap/bracket. Current safety standards require a tip strap/bracket be installed to secure the range in place for child safety. Recommend installation via qualified contractor for safety.
RepairUndersink Plumbing
Corroded drain trap under the sink
The P-trap drain line under the sink had moderate to severe corrosion (no signs of leaking at time of inspection). Recommend replacement via qualified plumbing contractor to prevent potential future leaks and damages.
RepairElectrical
Exposed wiring under the sink
There was exposed electrical wiring in the cabinet under the kitchen sink (likely for a previous disposer that was removed). Recommend the wiring be properly terminated inside an electrical junction box with cover plate via qualified electrical contractor for safety.
RepairElectrical Outlets
GFCI outlet won’t reset
A Ground Fault Circuit Interrupter (GFCI) electrical outlet in the kitchen failed to re-set (outlet to the left of the sink). Recommend repair or replacement via qualified electrical contractor.
RepairUndersink Plumbing
Leaking drain under the sink
There was an active leak on the drain line under the sink. Recommend repair via qualified plumbing contractor to limit further damages.
RepairGas Range
Cooktop burner won’t light
The back left side burner on the gas cooktop was not functional (would not light). Recommend repair via qualified appliance contractor.
RepairSink
Faucet leaks at the base
The kitchen sink faucet leaked around the base when the water was running. Recommend repair or replacement via qualified plumbing contractor.
RepairGarbage Disposal
Garbage disposer seized
The garbage disposer was not functional (did not respond to the power switch, unit appeared to be seized). Recommend repair or replacement via qualified plumbing contractor. The National Assoc. of Home Builders estimates the useful life of a disposer at 12 years.
RepairSink
Sink slow to drain
The right side kitchen sink was very slow to drain (likely related to the disposer). Recommend further evaluation/repair via qualified plumbing contractor.
