The inspection · Section 07 of 16
Attic
The roof framing from the inside, plus insulation, vapor barriers and ventilation. I look for moisture or condensation and check any chimneys or vents passing through.
What I inspect
The roof framing from inside, plus moisture, insulation and ventilation.
Examined means I looked at it closely, and the report notes anything I couldn’t reach. Tested means I ran it, using the home’s own controls.
Examined
- Roof framing: rafters, ties, joists & sheathing
- Signs of moisture or condensation
- Insulation & vapor barriers
- Ventilation
- Chimneys, flues & vents
What gets flagged
From real attic reports
Comments pulled straight from my reports, with addresses removed. Repairs are flagged in red, just like in the report. Written for a buyer, not a lawyer.
RepairWater Heater Flue
Insulation packed against the water heater flue
Insulation was in direct contact with the flue for the gas burning water heater in the attic (potential fire hazard, should be a minimum of 1" air gap around the flue). Recommend repair via qualified contractor for added safety (insulation pulled away from the flue).
RepairRecessed Lighting
Recessed lights buried in insulation (fire risk)
There were non-Insulation Contact (IC)-rated recessed lighting fixtures in contact with insulation in the attic (this condition is a potential fire hazard, recessed lighting fixtures in contact with thermal insulation must be IC-rated). Recommend that an adequate amount of insulation surrounding the fixtures be removed to comply with the installation requirements specified by the fixture manufacturer or replace the recessed lights with IC rated fixtures via qualified contractor. Note, current building standards are to use IC rated light fixtures to limit energy losses and for fire safety.
RepairClearance to Combustibles
Furnace flue too close to wood in the attic
The flue for the 2nd floor gas burning furnace in the attic had improper clearance from combustible materials (potential fire hazard, should be a minimum of 1" air gap around). Recommend repair via qualified HVAC contractor for safety.
