The inspection · Section 06 of 16
Crawlspace
Surfaces, drainage, moisture and condensation, and insulation or ventilation where it’s required, wherever I can safely get in.
What I inspect
The accessible surfaces, moisture and ventilation down below.
Examined means I looked at it closely, and the report notes anything I couldn’t reach. Tested means I ran it, using the home’s own controls.
Examined
- Floor, wall, ceiling & trim surfaces
- Separation from living space (where required)
- Floor drainage (where required)
- Moisture & condensation
- Insulation & vapor barriers (where required)
- Ventilation (where required)
What gets flagged
From real crawlspace reports
Comments pulled straight from my reports, with addresses removed. Repairs are flagged in red, just like in the report. Written for a buyer, not a lawyer.
RepairStructural Framing
Rotted framing in the crawlspace
There were damages to the structural framing in the crawlspace located under the front entrance of the home (there was damage to a support post and the joists were rotted/damaged, crawlspace accessed through a hatch in the front basement storage room). Recommend further evaluation via qualified contractor to determine the scope of repairs needed for safety.
